Truck-mounted extraction handles high-volume removal, with portable units and submersible pumps where a walk-up stair or a narrow service entry prevents the truck getting close. That constraint is routine in the Bronx.

Plaster absorbs slowly but holds moisture deep in the substrate. Masonry retains it longer still, and a surface reading can look acceptable while the material behind it stays saturated. Air movers and dehumidifiers are placed to the material rather than the room shape, and daily readings track each zone separately because they dry at different rates.

Equipment stays until readings meet the IICRC S500 dry standard. In winter, lower evaporation rates stretch that timeline, and we say so at the start rather than at the end. Where water is still actively moving through the building, water mitigation runs alongside.

Mold Remediation and HPD Violations

The Bronx carries a high concentration of open HPD mold violations, and closing one has specific requirements.

Cleaning or painting over a condition above 10 square feet does not close a violation. NY State Labor Law Article 32 requires a licensed remediation contractor, a written work plan prepared before work begins, physical containment, and clearance testing by an assessor independent of the contractor who did the removal.

What Makes Bronx Water Damage Different

Five conditions shape scope, timeline and cost on almost every Bronx job.

1. Galvanized supply lines. Standard in buildings built before the late 1960s, and they corrode from the inside out.
